What clearing actually costs, what changes the number, and how to tell a real quote from a cheap one that gets expensive later.

Forestry mulching: cost per acre
Land clearing in central Oklahoma is priced per acre, and the range is wide for a good reason: an acre of light brush and an acre of closed-canopy cedar are not remotely the same amount of work. Below is how we band it.

Variables
What changes the price
Vegetation density
The single biggest driver. Heavy cedar can take three or four times as long per acre as light regrowth, and the price follows the hours.
Acreage
Bigger jobs cost less per acre. Mobilising a machine costs the same whether it clears one acre or fifteen, so that fixed cost spreads.
Terrain
Slopes, washouts, rock and wet bottom ground all slow a machine down and add hours.
Access and mobilisation
Gate width, bridge and culvert limits, distance from our yard, and whether we can get a lowboy to the work.
Clearing method
Mulching in place is a single operation. Clear and grub means grubbing stumps, moving spoil and grading afterwards, a different job at a different price.
Intended end use
Ground going under a slab has to finish cleaner than ground going back to pasture. Tell us what it's for and we'll price the right finish.
The honest part
Why the cheapest quote usually costs more
There is always a lower number available. On acreage work, the gap between the cheapest bid and a fair one is almost never efficiency, it's scope quietly removed from the job.
What a rushed job leaves behind. Stumps cut at knee height that you find with a mower deck next spring. Mulch left in windrows and deep piles instead of spread, so nothing grows through it and the ground stays lumpy. Root balls still in the ground where a pad is going. Debris pushed to the fence line and called done. Ruts through wet ground that set hard and stay for years. Half-cleared edges where the machine couldn't reach and nobody came back with a saw.
None of that shows up on the invoice. It shows up when you try to use the land, when the fence contractor charges extra to work around stumps, when the pad has to be re-grubbed before a slab goes down, or when the pasture comes back in brush within eighteen months because nothing was actually removed.
What a finished job looks like. Ground you can walk end to end without stepping over anything. Mulch spread at an even depth, not heaped. Stumps ground low or grubbed out, depending on what you agreed. Property lines and fence rows visible. No debris pushed onto a neighbour or into a creek. Ruts knocked down and the surface left to drain the way it should. A site you could mow, fence, seed or build on the week after we leave.
The difference between those two outcomes is usually a day of machine time and someone who's willing to spend it. That day is what you're comparing when you compare quotes.
Checklist
How to compare quotes
Ask every contractor bidding your job the same eight questions. The answers explain the price gap faster than anything else will.
- 01Is this mulch-in-place or full clear and grub?Get it in writing. The two are not the same job and the price gap is usually right here.
- 02What happens to the stumps?Ground flush, or dug out and removed? Knee-high stumps turn up under a mower deck later.
- 03What happens to the debris?Left on site as mulch, hauled off, or piled up for someone else to burn?
- 04Is a final grade included?Or does the ground get left as it falls, ruts and all?
- 05How many days on site, and what's the start date?A contractor who can't answer that hasn't thought the job through.
- 06Are they insured?Ask for a certificate before anyone mobilises a machine onto your property.
- 07Is the price per acre or per hour?Per-hour pricing shifts every risk of a slow day onto you.
- 08What's excluded?Rock, wet ground, oversized trees, haul-off. Find the exclusions before you sign.

A roadside lot grown up in brush and scrub, mulched in place in a single pass. No burning, no hauling, no piles pushed to the fence line. The growth goes through the machine once and comes out as ground cover, and the lot is usable the day we pull off it.
